Last month, Bernice  of Daly City, California  called Mobile Signing Services(MSS) and requested assistance and help for the signing, notarization and apostille of three Special Power of Attorney (SPAs)  urgently needed in the Philippines.

One SPA is needed for the demolition of the structure  (bungalow house) and application for a building permit of the – property located in Barangay Central East, Tagudin, Ilocos Sur;  for the sale of pasture land located in Barangay Pudoc West, Tagudin, Ilocos Sur; for the sale of corn land and located in Barangay Pudoc West, Tagudin, Ilocos Sur, Philippines.

Second SPA is needed for the demolition of structure (bungalow house )  and the application and signing of building permit for said property located in Barangay Central East, Tagudin, Ilocos Sur, Philippines.

Third SPA  is needed for the demolition of structure  (bungalow house) located in Barangay Central East, Tagudin, Ilocos Sur; application for building permit for said property; for the sale of the same property located in Barangay East, Tagudin, Ilocos Sur, Philippines.

The SPAs must be signed by Bernice and her four siblings (brothers and sisters) who are residing in Fairfield, California; Richmond, California, Hayward, California and Folsom, California, respectively.

Through Bernice’s creativity and wisdom, she checked the availability of her siblings and scheduled the signing and notarization of the three SPAs in my home office in San Francisco, California last Tuesday, September 9, 2025.

Bernice and her siblings arrived in my home office in San Francisco by 3:30 pm last Tuesday, September, 2025. After some preliminaries, I had Bernice sign the SPAs. Then, I had Bernice sign my Journal of Notarial Acts and put her right thumb mark.

In succession, I had the siblings of Bernice  sign the SPAs. Then, the siblings also signed my Journal of Notarial Acts and put their right thumb marks.

After the signing of the three Special Power of Attorney (SPAs) prepared by their lawyer, I got their IDs (California Driver’s License and  California Senior IDs issued by DMV)  and made copies to be attached to the notarized SPAs to be submitted for apostille  to the Secretary of State, Notary Public Section in Sacramento, California.

My beloved wife Virginia Jimenez Madlaing and I subsequently drove to Sacramento, California and submitted the notarized SPAs to the Secretary of State, Notary Public Section for apostille. We got the apostilled SPAs in the afternoon. The following day, I called Bernice that the apostilled SPAs were ready for pick up.

Using a big envelop, I enclosed the duplicate copies of the apostilled SPAs for Bernice’s file; autographed copy of one of my AMAZON best-selling books “LONGEVITY TIPS” subtitled “Secrets You Can Discover and Do for Good Health & Longevity,”  and latest issues of the weekly PHILIPPINES NEWS TODAY with my column on HEALTH & WEALTH.”

Bernice and her siblings were appreciative and thankful for the prompt, efficient, professional and complete services extended to them. Bernice was  also surprised and thankful for the unexpected autographed book on “LONGEVITY TIPS” as our lasting gift to her and her siblings.
